Looking for a program

People - A collegue of mine is looking for a certain program and here is the deal.

He wants to model items in maya like trees and landscapes.. then he wanst to export it to another program that lets you walk through the scene as you are realy there in realtime and with all the textures attached to the model..

I hope it is clear user added image.. so does anybody know a program like that..?

We have found Adobe atmosphere but that is more webbased and we woul like to knwo more prograsm that we can use for it

are you sure - so maya has the option to walk through a scene without the program ?
